The Development Manager works directly with the CEO and SVP and is responsible for overseeing key development projects in various phases including: Due Diligence, Entitlement, Design, and Construction. Exceptional communication skills and attention to detail are required. Day-to-day activities include solving challenges and managing consultants (engineers, architects, general contractors, environmental consultants, surveyors, etc.) to shepherd the project to completion on-time and on-budget. The successful candidate is driven from within, is energized by a fast-paced environment, and loves to participate in an organization’s drive toward a common goal. Scope & Responsibilities

Responsible for managing the pre-development and construction management tasks of multiple real estate development projects. As the Owner’s Representative, the duties include:

  • Pre-Development:
    • Manage due diligence on acquisitions
    • Coordinate consultants to implement each project’s business plan:
      • Civil Engineers
      • Surveyors
      • Environmental Consultants
      • Architects
      • Geotechnical Engineers
      • Landscape Architects
      • Financial Analysts
      • Oil & Gas Landmen
      • Traffic engineers
      • Legal
      • General Contractors
    • Reporting for equity investors and lenders
    • Work to get easements released or amended
    • Work with Legal Team to create POAs, MUD reimbursement agreements, easements, etc.
    • Negotiate scope of work and cost of consultants and contractors
  • Development:
    • Construction Management:
      • Work with Newman’s in-house construction team
      • Coordinate geotech’s construction materials inspections with general contractor
      • Handle issues and challenges that come up in the field
      • Coordinate with telecom, utility, and other third parties
      • Coordinate with city, county, MUD, or other governing entities
    • Coordinate with Leasing Team so that we can deliver to tenants
    • Coordinate with Property Management Team for hand-off

REQUIREMENTS

  • Bachelor’s Degree in Business, Finance, Construction Science, or Architecture preferred
  • Requires a minimum of 5 years experience in real estate development and skills including:
    • Running project financial models
    • Knowledgeable in all facets of the development process, including permitting, contractor selection, construction implementation, establishing project budgets, and financial analysis
    • Excellent communication skills and high integrity
