WE NEVER RE-TRADE DEALS
Drawing from our investment sales background, we absolutely hate when buyers re-trade deals without merit. Sometimes unforeseen challenges do occur... a tenant will suddenly break their lease, the inspection report will reveal a previously unknown issue, etc. Those things can sometimes happen. When they do, we think creatively about how to solve the issue in the fairest way possible for all parties.

TRANSACTIONAL MARKET INTELLIGENCE
We invest with an edge because we know what deals are trading and what future developments are planned. Newman also tracks sales and lease comps within our proprietary database.

NEWMAN QUALITY
Newman invests primarily in high end submarkets, often taking an underperforming property and making substantial capital improvements to raise the quality of the property to the Newman Standard.

SELECTIVE TENANT MIX
We are very mindful of our tenant mix and we strive to only lease to tenants that are a benefit to the community. We do not lease space to tenants running illegal or adult-oriented sexual businesses. ACCURATE ACCOUNTING
Every investment or development is separately titled and is separately owned in a different LLC or other entity. All entities have their own separate operating account and separate reserves. We never co-mingle funds or reserves. All accounting is done in specialized CRE accounting software (Yardi) and there are appropriate checks and balances every step of the way.

SUPERIOR MANAGEMENT
Proactive management and aggressive leasing is our secret to driving value. Newman has a vibrant, entrepreneurial culture that places emphasis on results, while also striving to constantly improve our systems and processes. The vast majority of our rent collections are done automatically through a secure tenant portal and we utilize a property management software to efficiently handle tenant requests. Additionally, we incentivize our team through creative compensation structures that align their financial well-being with the health of the asset and reaching predefined hurdles.

CO-INVESTMENT
Newman investments are the primary investment vehicle for the firm's founder as well as many of our team members. As a matter of principle, we invest our own equity alongside our investors in every deal.

VALUE-ADD INVESTMENTS
Newman specializes in buying properties with challenges. We have the knowledge base and entrepreneurial energy to fix the issues and turn properties around. We frequently buy deals that have a substantial amount of deferred maintenance and vacancy.

OPPORTUNISTIC INVESTMENTS
In addition to high vacancy properties, Newman has bought properties with environmental issues, condemnation challenges, title issues, oil and gas mineral easement discrepancies, and we have untangled complicated webs of heirs.

SHORT-TERM LEASES
Many investors shy away from this kind of risk, but we have found that by asking the right questions and studying the market during the due diligence process, we can determine with a high degree of accuracy whether or not the tenant is committed to the site. If we believe they will most likely stay, then we will close the property and negotiate the renewal, often with creative terms that benefit the tenant as well. It’s important that we hedge the risk by knowing we can relet the space for a higher rental rate if the tenant vacates.
