At Primal Sports Medicine in Cypress, a turf lane runs alongside an open training floor. Private treatment rooms open onto that same space. The finished interior brings two parts of the business together: room for movement and strength work, and enclosed areas for individual care.
That relationship between a business and its space runs through NTN Construction’s fitness and sports portfolio. Across gyms, training facilities and indoor courts in Greater Houston, the work involves decisions about surfaces, lighting, air conditioning and the rooms that support the main floor. Each business puts those pieces together differently.
NTN Construction, the construction division of Newman Commercial Real Estate, has completed tenant improvements for Primal Sports Medicine, ISI Elite, Pickleball 336, Scary Hours and Freedom Gym. A closer look at three of those projects shows how the buildout takes shape around the activity inside.
The completed Cypress buildout pairs rubber flooring and turf with private offices and treatment areas. Interior partitions establish the enclosed rooms while the open floor provides space for training equipment and movement.
NTN’s work included the flooring and turf, lighting, ceiling finishes, interior partitions and paint. In the finished photographs, the layout is easy to read: the training area and treatment rooms sit directly alongside one another, giving both uses a place within the same facility.

At ISI Elite in Creekside Business Park in Tomball, the 3,705-square-foot first-generation tenant improvement began with the work needed to turn a shell into a finished fitness studio. NTN completed mechanical, electrical and plumbing rough-ins, wall framing and drywall, followed by the doors, flooring and finishes.
The scope extended beyond the open training floor. Tiled showers and restrooms with custom partitions, a glass-enclosed kids’ room, gym mats and polished and sealed concrete floors were all part of the turnkey buildout.
Those supporting rooms are a substantial part of a fitness interior. They need their own space, plumbing, finishes and coordination, even when the training floor is the most visible part of the business.

At Park 336 in Conroe, a 9,940-square-foot first-generation buildout created an indoor, climate-controlled pickleball facility. NTN worked with the tenant and architect from concept through completion.
The painted courts are the most recognizable feature, but the construction scope also included new mechanical, electrical and plumbing rough-ins and connections to the shell building, custom restrooms and perimeter wall work. Thirty ceiling-hung light fixtures illuminate the space, while four HVAC units distribute conditioned air through custom spiral ductwork.
Together, the courts, lighting and conditioned interior provide the setting for year-round indoor play. The project shows how much of a sports buildout sits above and around the playing surface.

The wider portfolio includes Scary Hours’ basketball training facility in Tomball and Freedom Gym’s bodybuilding space in Conroe. Athletic flooring, open training areas, showers and member amenities appear across the work, with a different combination in each project.
For an operator planning a new space, that is a useful place to start: what happens on the main floor, which enclosed rooms and amenities the business needs, and how the building systems will serve the finished layout.
